• Brokers are verified through the Professional Regulation Commission (PRC) and DHSUD registration.
• Property owners are verified using title documents, government IDs, and proof of ownership.
• Verification badges (Verified Broker / Verified Owner) indicate that credentials were reviewed in good faith at a specific point in time.
• Every listing displays a live Trust Score (0-100) computed from five factors: source verification, listing freshness, price integrity, duplicate detection, and community reports. Scores update automatically as conditions change.

• Use the Platform messaging system to maintain a record of all communications.
• Avoid sending money or signing agreements outside verified channels.
• We do not process payments or provide escrow services - all financial transactions occur directly between users.
• Lead sharing is done securely and only with brokers necessary to respond to your inquiry (see our Terms of Service §5 and Privacy Policy §4).

If you encounter a fake, inaccurate, or suspicious listing, you can report it directly from the listing page. We accept four report types:

• Fake listing - property does not exist or is not actually for sale;
• Already sold or rented - listing was not removed after closing;
• Incorrect price - price significantly differs from what was advertised;
• Incorrect details - photos, specs, or location do not match the actual property.

Reports are weighted by account standing. Reports from verified accounts carry more weight than anonymous reports. When a listing's cumulative report weight crosses our threshold, it is automatically hidden and flagged for admin review within 24 hours.

Freshness enforcement: Active listings must be confirmed by the broker or owner every 14 days. Listings not confirmed within 14 days are marked Stale. Listings inactive for 30 days are automatically removed from search results. This ensures buyers never see outdated inventory.

We handle reports in accordance with RA 10173 (Data Privacy Act of 2012) and may:

• Investigate suspected violations;
• Remove listings or suspend accounts;
• Escalate matters to the proper authorities when necessary.

Users must not:

• Post false, misleading, or fraudulent listings;
• Engage in unlicensed brokerage (“colorum”);
• Submit false or forged documents;
• Collect personal information without consent;
• Send unsolicited commercial messages.

Violations may result in account suspension, listing removal, and referral to authorities, consistent with our Terms of Service.

• Verify broker licenses using the PRC Online Verification System at online.prc.gov.ph;
• Confirm property ownership and check for liens or encumbrances with the Register of Deeds;
• Consider engaging a licensed broker, lawyer, or financial adviser before signing agreements;
• Keep records of inquiries, offers, and agreements for your protection;
• Review Verified Broker / Verified Owner badges but always conduct independent verification.

• We implement technical and organizational measures, including encryption, to protect your personal data.
• We use Google Analytics and similar tools to improve the Platform and understand user behavior. Data is aggregated and anonymized.
• Lead sharing with brokers is conducted securely, and brokers must handle your data in compliance with Philippine law.
• We continuously improve our verification and safety systems to provide a trusted marketplace.
